Land Records
Online Records
Marshfield participated in the 2020 digitization grants offered by the State of Vermont. With a few exceptions noted below, all land record volumes have been scanned and the images have been loaded into the Cott system. Our records are indexed back to mid-April 1952 (Volume 25). Volumes 1-24 can be accessed by book and page only.
Exceptions to the online system
The Liens and Attachments books were not scanned because the way the liens were filed made scanning impractical. I have scanned the index from the front of each of those books and posted it below.
Between 1998 and 2004, the Town recorded a Notice of Municipal Action in a separate volume. That volume and its index are posted below. We are working to get that volume into the online system. Only the first 40 pages have been scanned at this point. The practice of recording the notices in a separate volume was abandoned in 2004. Since that time we have recorded the actual zoning permit application in the regular land record volumes, and recorded a notice in the regular land record volumes only for curb cut permits and violations.
UCC's received before 2010 are not in the system.
There is a "miscellaneous file" that includes old state permits, notices of tax sale, utility easements, and other documents. I am working my way through that file to get those documents indexed.
If you send an email to clerk@marshfieldvt.gov, I will check the card index for any of the exceptions above.
Search Tips
The best way to make sure you see all spelling variations is to enter two letters of the last name, and click "SEARCH - Show Names List". Select all of the names that interest you, and then click "Return Selected Names."
If you only want to retrieve a particular document and you know where it is recorded, search by book and page.
You may also search by parcel ID. Not all documents have a parcel ID but we have entered the ID for most plats and PTTR's.
If you don't know the parcel ID, go the the Property Tax page on this website. Redacted tax bills and the grand list are posted there.
In the older volumes, the clerk did not start a new page for a new document, so the document that you are looking for might start in the middle of the image that pops up, or it may continue onto another page. Just below my name on the top left corner of the screen, you will see a line that says
Original Selection(s) | Next/Prev Book/Page | Next/Prev File Number | Related Records.
If you click on Next/Prev Book/Page, you can scroll through the pages of the book to see the documents that are recorded immediately before and after the document you are looking at.
Online Access
The online system is available by clicking the link to the right; if you only want to view the index, there is no charge and you can sign in as a guest. If there is a record that you want to view or print, you must purchase a subscription (currently $5 per day or $25 per month, set and collected by Cott). You should log in as a guest first and be sure that the documents that you need are in the system before you pay for a subscription.
If you decide to purchase a subscription and you need help when creating an account, you can contact Cott technical support at 800-234-2688, first prompt is 8, second prompt is 1.
