Notice of Planning Commission Public Hearing
April 29, 2026
6:00 p.m.
A Planning Commission hearing will be held at the Marshfield Old Schoolhouse Commons April 29, 2026, at 6:00 p.m. to hear comments on two proposed bylaw amendments. The Planning Commission will then review public comments, make possible modifications, and then forward their recommended amendments to the Town Select Board. The Select Board must hold at least one additional hearing. Following this hearing, the Select Board can then make any further amendments based upon public comments. Another hearing is required if the amendments are substantial in nature.
The proposed Zoning amendments are being made to:
- Update the bylaws to comply with recently adopted state statutes including the Home Act, flood plain standards, and older statutes.
- Clarify vague language.
- Add and modify some definitions.
- Amend requirements regarding access for subdivisions with no lot frontage.
- Remove the requirement for a septic design before a zoning permit can be issued.
- Add a requirement that a Certificate of Occupancy cannot be issued until a certification that the septic has been installed in accordance with the State Wastewater Permit has been submitted (when applicable).
- Limit when a Certificate of Occupancy is required.
- Amend the Village Residential District standards to better match existing as-built conditions.
No changes in district boundaries are proposed. The Zoning amendments would modify sections: 130; 133; 136; 180; 230; 225; 235; 240; 245; 250; 251; 301; 304; 305; 330; 354; 360; 380; 392; 410; 420; 430; 440.
The proposed Subdivision amendments are being made to:
- Change the deferral language to require review of additional standards.
- Clarify vague language.
The Subdivision amendments would modify sections: 2070; 3030; 4021;4023; 4024;4025; 4023; 4036.

Following the hearing, the Planning Commission may meet as a special meeting to consider public comments and make final edits to the Zoning and Subdivision amendments.
